Why do you need an inspection?

 A home inspection is a small investment to help make an informed buying decision. The purpose of a home inspection is to understand the home’s overall condition better and determine what repairs are needed immediately and what repairs will be needed soon.

All of our inspections focus on the proper functionality of all major systems and components of the house: heating and cooling; electrical; plumbing; roof and structure; doors and windows.

A new home may look flawless, but that’s because no one has lived in it to see if anything’s amiss, even though a home is brand new, it can still have issues. Buyers should never assume that their new home will be flawless just because it is new construction. In fact, sometimes issues in a home are indeed the direct result of its status as brand new construction.

Buyer (Older home):

A Buyers inspection is so that the purchaser may better understand the condition of the home they are looking to purchase as it can provide the buyers leverage in terms of negotiations.
Doing older, 'more seasoned' homes require knowledge of the standards at the time the property was built or renovated, there is not a one-size-fits-all criteria for homes and we find it unfair to judge an older homes by current standards.

Seller (Pre-Listing):

A Pre-Listing inspections is a full inspection for the seller to better understand the condition of their home prior to the buyer’s inspection. This gives the seller important information to consider so they’re not caught off-guard in the midst of a transaction. If may also prove to be cheaper in the long-run for the seller to do repairs in advance prior to negotiating a cost for repairs.

Rentals:

Many folks may not consider a rental property as needing an inspection and that the Move-In / Move-Out checklist may suffice, but these checklists are very generic and very less detailed than a Home Inspection Report. These types of inspections can better protect both the Owner and Renter from issues and potential costly repairs.
